Questions for Samuel………(Have you asked your mortgage advisor these questions???)

How are you compensated? I’m compensated a couple of ways. First, I’m compensated by referrals. When you refer me to your neighbors, family, friends, coworkers, or even Realtors, CPA’s, financial advisors, and attorneys, I’m able to keep my marketing time and costs to a minimum and focus on clients like you, giving you the best possible service and expertise in the market. Secondly, I’m compensated through the funding of your mortgage. I charge an origination fee, which is typically 1-1.5% of your loan amount, depending on the amount of work required.

How long have you been in mortgage business? In what capacities? I’ve been in the mortgage business over 15 years. I’ve worked in every area of the mortgage industry, including underwriting manager and site manager. I also spend a good deal of time consulting my business clients on their commercial lending needs. I handle both residential and commercial lending.

Do you have customer referrals I could speak to directly? Yes indeed. They are available upon request. I also ask each of my clients to fill out a customer survey and provide a personal testimonial of their mortgage planning experience with me.

What is your lending and personal business philosophy? I think it’s imperative to earn the trust of each person I work with. My motto states “Earning Your Trust is My Priority.” I use my knowledge, expertise, integrity, and communication skills to earn the trust of my clients. I feel it’s very hard to do business with people you don’t trust, especially when it comes to something as important as your home.

Have you completed any licensing or continuing education courses? I am a CMPS®, or Certified Mortgage Planning Specialist. Less than 1% of loan officers carry this important designation. I complete continuing education courses on a yearly basis. I also have a BS in Economics, and a Certificate in Financial Planning. I spend a great deal of time studying the market and its trends. I also spen time on the commercial lending side of the industry, and hope to have completed commercial lending designations soon as well. I'm committed to staying abreast of changes in the industry and using these trends and education to meet the needs of my clients.

What documents do you provide for your clients during the loan process? Each client receives a Good Faith Estimate, Truth-In-Lending Statement, and a copy of the appraisal they paid for. They also receive at least one of the planning tools I use (Total Cost Analysis, Equity Repositioning Analysis, Debt Free Analysis, etc.). I also provide a summary of your mortgage terms and what we accomplished prior to you signing your loan documents. I go the extra mile to insure my clients' expectations are met.

Which lenders do you use and which loan programs make up the majority of your business? As a mortgage banker and broker, I look at several dozen lenders and their programs. Because we’re in such a volatile time, lender requirements change on a daily basis. Sticking with one reliable lender is a tough thing to do in today’s market. That's why as a banker and a broker, I can offer my clients the best of both worlds.  I present several options to my clients, and give them the tools and advice they need to make the decision that works best for them.
